BOI distinguishes wealthy individuals, pensioners, remote professionals and highly skilled professionals. The initial five years can be extended by five if requirements remain met.

Key distinction
Do not assume the remote-professional category permits employment by a Thai employer. Check work permissions separately.

Employment and income evidence; category-specific asset records; insurance and family documents. Overseas records may require translation and certification.
Budget beyond the headline
Ask for a written breakdown of government charges, professional fees, document costs, any investment or deposit, and ongoing living or renewal expenses. Show costs per family member and distinguish non-refundable expenses from capital at risk.
Renewal and the next stage
Record the conditions that must continue after approval, renewal dates and any investment-holding obligations. A residence route does not automatically lead to permanent residence or citizenship; those require separate analysis.
